Terms of Use
Last updated: October 4, 2026
These Terms govern the use of the Storage Québec website, mobile applications and services operated by Les Entreprises Kema inc. By creating an account, publishing a listing, making a reservation or otherwise using Storage Québec, you agree to these Terms.
1. Role of Storage Québec
Storage Québec is a technology marketplace connecting people who are legally entitled to offer storage space with people looking to rent storage space.
Storage Québec does not own, lease, operate or manage the spaces listed by users.
Storage Québec does not take possession of the spaces or stored property, does not provide custody of stored property and does not operate as a storage company.
The agreement concerning use of a space is entered into directly between the space provider and the renter. Storage Québec primarily provides technology for listings, searches, reservations, communications and payment facilitation.
2. Eligibility
Users must be at least 18 years old and legally capable of entering into a contract.
Anyone using Storage Québec on behalf of a business represents that they have authority to act for that business.
3. User accounts
Users must provide accurate and current information and are responsible for their accounts and login credentials.
Users may not use a false identity, impersonate another person, create an account for fraudulent purposes or use another person’s account without authorization.
Storage Québec may request additional information when reasonably necessary for security, fraud prevention or legal compliance.
4. Responsibilities of space providers
A user listing a space represents that they have the necessary right and authorization to offer it.
The space provider remains responsible for checking any applicable ownership or occupancy rights, lease conditions, condominium rules, municipal rules, insurance requirements and safety requirements.
Storage Québec does not grant anyone the right to offer a space where doing so is prohibited by law, contract or regulation.
5. Listings
Listings must honestly represent the space being offered.
The space provider is responsible for photographs, dimensions, features, access conditions, availability, restrictions, advertised security features and price.
Users may not intentionally conceal an important problem or publish misleading information.
Storage Québec may remove or suspend a listing where there are reasonable grounds involving fraud, safety, illegal activity or a material breach of these Terms.
6. Space address and location
Storage Québec may limit public display of the exact address of a space for safety and privacy reasons.
The exact address or necessary access instructions may be provided to the renter after the reservation is confirmed.
7. Reservation agreement
When a reservation is confirmed, a separate agreement is entered into directly between the space provider and the renter.
The listing information, information shown before payment and these Terms form part of that agreement to the extent they concern the parties’ respective obligations.
Storage Québec remains separate from that contractual relationship.
8. Pricing and service fees
The space provider determines the base rental price for the space.
Unless clearly stated otherwise before the transaction, Storage Québec adds a 10% service fee to the renter’s rental price.
Storage Québec also retains a service fee equal to 5% of the rental price from the amount otherwise payable to the space provider.
Applicable taxes may be added. The total amount payable is shown before the transaction is confirmed.
9. Payments
Payments are processed using the payment service provider used by Storage Québec, including Stripe where applicable.
Storage Québec is not a bank.
The renter authorizes processing of payments associated with their reservation.
The space provider authorizes Storage Québec and its payment provider to collect applicable amounts, deduct service fees, process permitted refunds or adjustments and pay the applicable balance.
10. Monthly recurring rentals
Unless clearly stated otherwise before booking, Storage Québec rentals are monthly and recurring.
Payment for each new period may be processed automatically using the payment method authorized by the renter.
The renter may stop future renewals before the next billing date using the function provided on the Platform.
No termination fee is charged solely for stopping a future monthly renewal.
11. Cancellation by the renter
Cancellation terms applying before the first rental period begins are those clearly shown before booking.
Once a monthly period has started, removing property early does not automatically entitle the renter to a prorated refund.
This does not limit an expressly granted refund or any legal rights where the agreed space was not provided.
12. Cancellation by the space provider
A space provider who has accepted a reservation must make the space available as agreed.
If the agreed space cannot be provided, the renter may be entitled to a refund for the portion of the service not provided, depending on the circumstances and applicable rights.
Storage Québec may suspend or limit listings belonging to users who repeatedly or abusively cancel confirmed reservations.
13. Failed payments
If a payment fails, Storage Québec or its payment provider may notify the renter and retry the payment where permitted.
A failed payment may prevent renewal of a reservation.
A space provider never automatically becomes the owner of the renter’s property because a payment was missed.
14. Access to the space
The space provider must provide the access agreed to in the reservation.
The renter must respect access hours, reasonable safety requirements, authorized areas of the property and restrictions disclosed before booking.
15. Access to the renter’s property
Offering a space does not transfer ownership of the renter’s property.
Except with the renter’s consent, in an emergency or where another legal right applies, the space provider must not open closed containers, use or take the renter’s property.
16. Permitted use
The space must be used for the storage purpose contemplated by the listing.
Users may not use the space as a residence, sleep in the space, conduct illegal activity, alter the premises without authorization or compromise the safety of the property.
17. Prohibited property
Users may not store stolen or illegal property, illegal drugs or substances, explosives, hazardous or toxic materials unsuitable for ordinary storage, dangerously flammable materials, firearms or ammunition, hazardous waste, infectious or biologically dangerous materials, live animals, human or animal remains, people or any property whose storage is unlawful.
Food or perishable products likely to cause odours, damage or infestation are also prohibited.
18. Vehicles and special equipment
Vehicles, machinery, batteries, fuel or other items presenting special risks may only be stored where the listing allows it, the space provider agrees and applicable safety and legal requirements are met.
19. Insurance
Unless a specific protection is expressly offered, Storage Québec does not provide insurance for stored property.
The space provider is responsible for determining whether offering the space is compatible with their insurance coverage.
The renter is responsible for determining whether stored property should be insured.
20. Condition of the space
The space provider must honestly describe material characteristics of the space.
Unless expressly stated in the listing, a space is not assumed to be heated, air-conditioned, humidity-controlled, continuously monitored or protected from all environmental changes.
A feature expressly advertised must be reasonably provided during the applicable period.
21. Damage caused by the renter
The renter is responsible, in accordance with applicable law, for damage caused through their fault to the space or another person’s property.
Normal wear resulting from the intended use of the space is not considered wrongful damage.
22. Loss, theft or damage to stored property
The renter remains the owner of stored property.
Storage Québec does not take possession of the property and does not provide custody of it.
The fact that a reservation was made through Storage Québec does not automatically make Storage Québec responsible for theft, loss or damage caused by the space provider, renter, a third party, characteristics of the space or an outside event.
Storage Québec remains responsible for its own acts where liability is imposed by law.
23. Property left after a rental ends
At the end of a reservation, the renter must remove their property.
Ending the reservation never automatically transfers ownership of that property to the space provider or Storage Québec.
The parties must comply with applicable law before selling, giving away, discarding or otherwise disposing of property left behind.
24. User communications
Storage Québec communication tools must be used in good faith.
They may not be used to harass, threaten, defraud, transmit illegal content or deceptively obtain personal or financial information.
25. Reviews and ratings
Reviews must be based on genuine experiences and posted in good faith.
Fake reviews, purchased or sold ratings, review-related blackmail and knowingly false accusations are prohibited.
Storage Québec may remove content that breaches these Terms or applicable law.
26. Circumvention
Where a renter and space provider were introduced through Storage Québec in connection with a space, they must not intentionally move the same reservation off the Platform solely to avoid Storage Québec service fees.
27. Taxes
Each user remains responsible for their own tax obligations.
Storage Québec may collect, withhold, report or remit taxes where legally required.
28. Payment disputes
Transactions may be subject to the rules of the payment provider and payment card networks.
Where a refund, fraud claim, dispute or chargeback occurs, Storage Québec may make transaction-related adjustments to the extent permitted by law.
29. Disputes between users
Storage Québec may facilitate communications, request documents or photographs and assist the parties in attempting to resolve a dispute.
Doing so does not make Storage Québec a party to the rental agreement, an insurer, court or arbitrator.
Each user retains any remedies available under applicable law.
30. Account suspension or closure
Storage Québec may suspend or limit an account or listing where there are reasonable grounds involving fraud, serious safety risk, potentially illegal activity, account compromise or a material breach of these Terms.
Suspension or closure does not automatically eliminate obligations arising from an existing reservation.
31. Storage Québec liability
Storage Québec remains responsible for its own platform services in accordance with applicable law.
Storage Québec does not guarantee a user’s solvency, future conduct, the accuracy of all user statements, that a security device will prevent theft or that a particular space will suit every type of property.
Storage Québec is not liable solely because a space provider or renter fails to perform their own obligations.
Nothing in these Terms excludes or limits liability where doing so is prohibited by law.
32. Third-party services and availability
Storage Québec relies on third-party providers for functions including hosting, databases, authentication and payments.
Temporary interruptions may occur due to maintenance, technical failure, security issues or third-party outages.
33. Intellectual property
The Storage Québec name, logo, visual identity, software, texts and other elements created by Storage Québec are protected by applicable laws.
Unauthorized reproduction or commercial exploitation is prohibited except where permitted by law.
34. User content
Users retain any rights they hold in photographs, descriptions and other content they publish.
By publishing content on Storage Québec, the user grants Storage Québec a non-exclusive permission to use, display and technically adapt it as necessary to publish the listing, operate the Platform and promote the listing or service.
35. Privacy
Collection, use and retention of personal information are governed by the Storage Québec Privacy Policy.
36. Changes to these Terms
Storage Québec may change these Terms for future use of the Platform.
Each new version states its effective date.
Changes do not retroactively alter rights already arising from a reservation entered into under an earlier version, except where permitted by law.
37. Electronic acceptance and evidence
Storage Québec may retain information necessary to establish a transaction or electronic acceptance, including the user, date and time, reservation, accepted version of the Terms and applicable amounts.
38. Language
A French version of these Terms is made available to users.
Where a user validly chooses the English version after having access to the French version, the English version may be used in accordance with applicable rules.
39. Applicable law
These Terms are governed by the laws applicable in Québec and Canada.
They do not deprive consumers of mandatory protections available under law.
No mandatory arbitration is imposed on a consumer where prohibited by law.
